What To Expect From Us

Needs Analysis:

  • We will analyze your situation, paying particular attention to your wants and needs.
  • We will help crystallize your housing needs, giving you a clear picture of your ideal home.

Prequalification or Preapproval Assistance:

  • Choosing the right loan officer can be confusing, and knowing what to look for can be equally as daunting, we will guide you to the most appropriate loan officer for you.
  • With a plethora of mortgage financing options available these days, we will help you choose the most appropriate financing plan for your needs – and will work with the designated loan officer to obtain your prequalification letter.

Neighborhood Information:

  • We will create a search profile for you, complete with neighborhood “must haves”.
  • We will then provide a list of target neighborhoods that meet your criteria.

Home Search:

  • We will organize, schedule, and coordinate the home search process.
  • We will provide ongoing updates, “drive-bys,” and showings of available homes.
  • We will make ourselves available to you for any questions that you need answered 24/7!

Make an Offer:

  • Compare homes and make the best decision on which one(s) to write offers on.
  • We will advise you on appropriate terms and issues that could arise with your offer.
  • We will fill out the purchase contract for you, and once signed, submit your offer promptly.

Negotiate to Purchase:

  • We will present the offer
  • We will negotiate on your half to secure the best possible terms for you!

Vendor Coordination:

  • We will advise on and supervise vendors for home inspections, roofing inspections, contractor services, painters, etc..
  • We will coordinate and schedule repairs.

Preclose Preparations:

  • We will coordinate and supervise document preparation, provide preclosing consultation, and assist with last minute closing issues that may surface.
  • We will review your real estate disclosure notices with you to mitigate liability as well as to ensure accuracy.

Closing:

  • We will preview your closing documents, work to resolve any last minute issues, and complete the transaction.

Post Closing:

  • We will assist with any post-closing issues We will coordinate your move-in.

What We Expect From You

Commitment

  • We’d like a commitment from you to use us as your preferred realtor, at no cost to you 🙂
  • This commitment comes in the form of a buyer-broker agreement, which once signed by you, will solidify the nature of our relationship and start the ball rolling on our end to find your perfect home.

Accessibility

  • With tight inventory and fierce competition in the housing market, we need you to be flexible with showings and appointments so as to write offers in a prompt fashion.
  • If we show you something you love, but you’re not available to sign an offer until next week, odds are good this home may not be available then. Time is of the essence!

Understanding

  • If your loan officer or your realtor needs something from you to assist with your loan approval, such as a copy of a check, bank statement, paystub, etc.. please understand that this is needed to facilitate either your loan, your real estate transaction, or both. As such, the sooner you can remit these items, the sooner we can work towards transaction completion.
  • We are people too…If something was missed, not the way you’d like, or if you’ve had a change of heart regarding one or more issues, we expect that you say something. We can’t fix a problem we don’t know about.
  • Lastly, second thoughts after signing an offer can and occasionally do arise among buyers, particularly after they’ve discussed the details with a friend or family member. Please understand that this is NORMAL, and may not necessarily indicate that you’ve made a mistake and need to back out of the deal. So remember, if this happens to you, relax, don’t panic. Trust your intuition, and trust your realtor – we’re here for a reason. If there is an issue, not to worry, we will not rest until it’s resolved and you’re happy!

Direction

  • We rely on you tell us about your dream home. If your vision changes, so too must our strategy to meet your new plan.

Communication

  • Many issues that arise during normal real estate transactions result from improper or insufficient client communication from the get-go. As such, we will be as proactive as possible to identify your specific concerns and needs as they arise.
  • We expect you to communicate with us accurately and comprehensively, the more we understand about you and what you want, the better we can serve you.

Preparation

  • The more prepared you are for what’s to come, the easier, more stress free, and smoother your transaction will be.
  • If your transaction is predicated upon mortgage financing, have your financials ready and handy to give to your loan officer. He will need bank statements, paystubs, tax returns, w2 information, 1099 info, mortgage info, rent info, to name a few. Tip, you can never be too prepared!
  • If your transaction is cash, make sure you have the proof of funds you need to get your offer accepted, and then obviously, make sure the money is there 🙂
